First Time Buyer - Finding A Location You Can Afford To Buy In


Location is always very high on the priority list when it comes to purchasing your first home. As they always say, location, location, location! The simple fact is that sometimes where you want to buy might not always be realistic depending on your budget, especially if you have your heart set on a very affluent area or area of high demand due to being near schools, train stations and other common amenities.
Always address what you are looking for in a location. Are you falling foul of the "postcode snob" mentality. Many people have admitted to paying too much for a property simply to be in an area recognised as being nice when they could have paid a lot less to live literally just a couple of hundred metres down the road.
The next thing to see is if you are expecting too much and to see where you can compromise. If it is essential that you are near to a train station because you commute every day then you may not be able to move on this. However, you may need to compromise possibly on not having a South-facing garden in that case, for example. Alternatively, it may be essential for you to be in a certain area as it has a nearby school that has a good reputation and is where you want to send your children. This, therefore, becomes essential but you may then have to sacrifice access to shops or train stations in order to be near enough to the school but far enough away from other amenities to compromise the price.
Draw up a list of what is truly essential and what is just a "want". You can then really get to work on what is affordable to you and what is, and isn't, important when deciding on your final location. It may also be a case that if you really cannot negotiate on area or being near to specific amenities then you have to start looking at compromising on your actual property. For example, it may mean that you can afford to buy your first property in your ideal area but that you will sacrifice your garden or maybe have to buy a smaller property. You then need to weigh up what is more important to you in the long-term.
One of the biggest advisory points when looking at area is to ignore town names and postcodes and instead look literally at distances and time scales. For example, some people set their heart on being in a specific town and therefore there search concentrates completely on that area. You may, however, find that you can live in the next town and be literally an extra 2 minutes away from your chosen location but save literally tens of thousands of pounds. The simple advice here is to always increase your search by up to 5 miles of surrounding area. If you drive and there is good road access then this only ever puts you 5 to 10 minutes away from your chosen area but can make you substantial savings or allow you a lot more property for your money.
Always consider these points very carefully. Remember, it is always important to be in the right location for your needs but it is always also important to be in a house that you are happy with and can afford.
